Stone House Farm Rental Agreement

Please read the entire agreement, fill in the form below, and then click “I agree” if you agree to the terms.

This document constitutes the written agreement between the Lessee and Stone House Farm LLC (“SHF”) located at 21211 Sawmill Road, Jordan, MN 55352.

TERM: Check in and check out dates to be entered in form below.

RATE, PAYMENTS: Lessee agrees to pay LL rent in the amount specified on VRBO or in the accompanying email. Down payment of 30% of total rent reserves your dates; balance payment is due seven days prior to check in date.

CANCELLATION: 100% refund of down payment if Lessee cancels 30 or more days before check-in date. 50% refund if cancellation is made 14 to 29 days before check-in date. No refund if cancellation is made 13 days or less before check-in date.

DAMAGE: Lessee is responsible to pay for damage caused by Lessee’s group. Lessee’s credit card number will be held in case of damage or breach of rental agreement. A $150 additional cleaning fee will be charged if house is left in unusually messy condition.

POLICIES: Lessee agrees to the following policies and to inform the rest of group to abide by them. Up to $1000 fee and potential eviction will result if there is evidence (via security cameras, neighbors, caretaker, etc.) that any of the following have been violated:

  • Total number in group shall be accurately represented, not exceed six, with two guests aged 35 years or older.

  • Only Lessee’s approved group is allowed on the property, except with advance permission from owner.

  • No behavior that disturbs our neighbors, such as loud voices, music, or trespassing.

  • Fires only in designated areas and no breaking/cutting live branches or trees. No candles or incense, illegal drug use, hunting or trapping, discharging of fireworks or firearms, or hanging decorations with marring methods (e.g. pins, nails, tape).

  • Vehicles not allowed off gravel driveway, in fields, or in Back 40. Foot travel only in Back 40 and must stay on trails.

ACCESS: Lessee must allow access to the land and outbuildings for the owner and other owner-approved persons for farm operation purposes. Lessee must allow access to the property by the owner or staff in the event of emergency situations or maintenance. Any problems should be reported to the owner.

NON-LIABILITY: Lessee and associated persons accept all risks associated with staying at the property and agree to hold SHF and associated persons/entities harmless for any financial loss, physical harm, or death that may occur to anyone associated with Lessee's rental and use of the property, including but not limited to harm caused by accident or malfunction of recreational equipment such as bicycles and swing. Per farm insurance policy, Lessee and group are not allowed to use trampoline.

DECOR: Stone House Farm is our family farm and thus you will find photos, books, and wall art that represent our family and Christian faith. Guests often comment how much they appreciate the personal feel, but if you have questions about whether the decor will be suitable for your group, please contact owner prior to signing this agreement.
